When people think about property staging, they often picture the final stage: furniture arriving, beds being dressed, artwork going up and accessories being placed.

 

But for us, the process often starts much earlier. 

At Demila Property Staging, before we start designing a scheme, we want to understand the property itself. What flooring is being used? What colour are the kitchen units? Which worktops and stone have been chosen? What are the paint colours? Are the finishes warm or cool? What style of buyer is the development likely to attract?

All of these details influence how we stage the finished home.



Working with what is already there 

A beautifully staged property should feel as though everything belongs there.

The furniture shouldn't look like it has simply been brought in and placed in an empty house. The woods, fabrics, artwork, lighting and accessories should complement the finishes already chosen by the developer.

A warmer stone or flooring might lead us towards natural woods, textured fabrics and earthy tones. A cleaner, more contemporary finish might call for something completely different.

It is these little details that help create a finished home that feels considered and cohesive.
Sometimes we're involved even earlier

On some of our developer projects, we're now being asked for our thoughts before those final decisions have even been made. 

That might mean looking through paint colours, flooring samples, kitchen finishes, stone or other finishing touches and offering another perspective on how everything will eventually come together.

This isn't an additional design service that we charge our staging clients for. If we're already working with a developer and they would like our opinion, we're genuinely happy to help.

After all, we're going to be styling the finished property. Being involved in those conversations can help us create an even stronger final result.

It's about the buyer, not just the interior

Our approach isn't about choosing things simply because they're on trend or because we personally like them.

We're always thinking about the person who is eventually going to walk through the front door.

  • Who are they?

  • How might they use the rooms?

  • What will make the property feel aspirational but still achievable?

  • What will help them emotionally connect with the space?

For a developer, months or sometimes years of work have gone into reaching that final point. The presentation at the end should support everything that has come before it.

More than filling an empty property

For us, staging has never been about filling rooms with furniture.

It's about looking at the property as a whole and creating a finished home that photographs beautifully, feels right when buyers walk through the door and helps them understand the lifestyle the property could offer them.

And sometimes, that process starts over breakfast, surrounded by flooring samples, stone, paint colours and a very necessary cup of coffee.
